Investment Sales & Acquisitions and Leaseback
We are involved in advising a number of specialist investors and doctors in respect of medical centre investment, sales and acquisitions. We have in recent years sold or acquired over £100 million of medical centre investments and always have a number of active investors looking to acquire medical centre investments.
We can also help GP practices release the burden of property ownership by helping partners sell their ownership of a surgery and 'lease back' the property to realise the value and secure a long-term future with an investor.
Dacres Commercial has provided development advice in respect of a number of new medical schemes, many of which have been GP lead. We have significant experience of all stages of the development of new primary care centres from site acquisition, through negotiations with the District Valuer, to final sign off when a building is completed. These schemes have varied in value from £1 million to £15 million.
General Practice Surgery tenants are now required by the Department of Health to agree rent reviews with their landlords before NHS England instruct the District Valuer to appraise any reimbursements of rent which may be due to the surgery.
We can help practices through what can often be a complex process. We undertake a significant number of surgery and pharmacy rent reviews throughout the UK for both landlords and tenants. These are notional rent reviews on owner occupied medical centres for either landlords or tenants.
