A high-end home that has been expertly renovated throughout by its current owner now boasts a sleek, design-led interior with the very latest smart home technology.

Meadowbank set in generous ground of three quarters of an acre covers approximately 3,000 sq ft and enjoys one of the most desirable locations in Wetherby, tucked away off Linton Road and just a short walk from all of the town’s amenities. Its owner, Colin Hall, moved in five years ago when he was looking for a semi-rural, quiet location within easy distance of the shops, pub and more.

Colin said: “Up a private lane, yet so close to the market town of Wetherby, Meadowbank’s location ticked every box for me. Internally though the property needed work. There isn’t a part of the house I haven’t touched with the renovation, which took almost eight months. I have re-wired and re-plumbed everything and installed the very latest CatV11 cabling so the audio, lighting security, access control and heating is controlled with the touch of a button or remotely via your smart phone. I’ve also made major changes to the home’s layout flipping the rooms and creating a workable flow throughout.

“I added a car-port, through which you then enter the purpose-built utility room, which is very handy when you have a dirty dog! This leads into the sleek new kitchen, which was originally a garden room, so I’ve installed bi-fold doors that merge seamlessly into the garden and it also opens up into the dining area and snug. By creating a natural flow for the house I have created a unique property that takes advantage of the beautiful aspects of its location.

“Within the bespoke kitchen I installed a lovely Aga and underfloor heating under the high-end limestone flags. All the cabinetry throughout my home is bespoke and a feature I’m very proud of is the staircase. Its minimalist design, and use of quality oak, alongside the huge glass wall I installed that allows you to see right through the house from the hallway and out through the snug, are great features. I even lowered the snug window to ensure a straight line of sight into the landscaped garden.”

Downstairs there is also a substantial full depth sitting room with a limestone feature fireplace, family / TV room and separate home office with direct access to a sun terrace.

Colin added: “Upstairs I turned two double en-suite bedrooms into one huge master suite with a dressing room and en-suite, as I was once give the very sage advice that you should design your home for how you want to live now. The remaining two double bedrooms were also revamped and had the very best en-suites installed

“Outside the garden was a mess with lots of dead or dying trees. I replaced them with 25 foot high mature trees, which I planted in the exact same spots, along with hundreds of perennials, and installed maintenance free decking to facilitate an indoor / outdoor lifestyle, so that we can enjoy a delightful garden that blooms throughout the year.”

Paul Baxter, from Dacre, Son & Hartley Wetherby, said: “This stunning detached home is really striking, the vendor has left no part of the house un-touched and it’s in immaculate condition. So much care and attention has been paid to this property inside and out and with an ideal location, it’s a great buy.”

Meadowbank enjoys a convenient yet private setting on Shaw Bank Lane and is within walking distance of Wetherby Golf Club, open countryside and the town centre. Offering both privacy and convenience in terms of accessibility to Wetherby town centre and the major commercial centres of West and North Yorkshire via the A1/M1 link road, Meadowbank is on the market for £1.4m.
