Two Knaresborough properties have attracted plenty of interest from buyers wanting to explore development opportunities. The Office on Harrogate Road and Woodcote on Slingsby Avenue are both being marketing by Dacres.

The Office, which has planning permission to be converted into a spacious three bedroom detached house, is situated in a sought after and convenient location, with an open aspect towards the River Nidd. The characterful property, which has off-street parking was bought to the market for £135,000. We secured 26 viewings on the property at the launch event, taking best and final offers that significantly exceeded the guide price.

Woodcote is another property with lots of development potential and is on the market for £375,000. In need of comprehensive modernisation throughout, senior Associate Nick Alcock, who is Knaresborough’s branch manager, believes it provides an excellent opportunity for buyers to develop a standout home.

Nick says: “As the speedy sale of The Office proved, there is plenty of appetite for development projects. At the moment the bungalow has a reception hall, lounge, kitchen and pantry, second sitting room, guest cloakroom, two double bedrooms and a house bathroom. Due to the size of the plot, which is approximately 0.32 acres, there is excellent potential for either extending or redeveloping entirely – subject to the relevant planning consents.

“It’s a superb, private location on the fringe of Knaresborough with easy access to the town’s shopping, recreational and schooling facilities, together with a railway station that has main line links to Harrogate, Leeds, York and beyond. Woodcote is also a short walk from Jacob Smith Park and local shops. The southern bypass, and the A1M, are also close and there is lots of scope for the property, which is set in large gardens with mature trees.

“We are delighted to have secured such a competitive and quick sale for The Office and are already speaking to several interested parties about Woodcote.”
