Properties across all price ranges in and around Bingley are selling fast, according to local estate agent, Dacre, Son & Hartley.

Area director, Steven Potts, from Dacre, Son & Hartley in Bingley, said: “We’ve had a 50% rise in sales over the last quarter compared to the same time last year. I’ve worked in property 26 years, and we’ve never been so busy. 

“We’ve been carrying out over 300 viewings a month over the last few months. One reason is the knock-on effect of the lockdown, which has seen all of those buyers that had their plans halted, join a host of new ones encouraged by the stamp duty freeze, plus the usual seasonal uplift.

“The pandemic has also given people a new perspective, with many now looking to either up or downsize. The majority want more outside space, as well as closer proximity to open space and the countryside. The BD16 postcode area, around Eldwick, Gilstead, Harden and Micklethwaite, as well as the surrounding villages are as popular as ever and we have had lots of folk moving out from more built up areas, as they want all the benefits that village life has to offer.”

Dacre, Son & Hartley’s Bingley office is currently marketing properties from £50,000 up to £1million. Steven added: “The Government got it right with the stamp duty freeze, but buyers need to be aware that the sales process is taking a bit longer due to all the backlog from the lockdown. Typically, a sale takes six to eight weeks to complete, but in certain cases it can now take up to 14 weeks as the solicitors, surveyors and lenders play catch up. 

“The stamp duty freeze will no doubt assist to drive the market on throughout the winter months, which is a real positive. Everyone is benefiting from it, with those at the top end potentially saving up to £15,000 , but buyers need to make their move soon, as it is due to end on 31st March 2021.”

The popular market town of Bingley is well serviced by rail links, excellent shops, amenities and well-regarded schools. Steven believes its appeal is universal. He added: “Mainly our buyers are already living in the region, but we’ve also seen buyers from further afield including the South of England choosing to re-locate here – which shows what good taste they have!”
