A wonderful opportunity to purchase a unique barn conversion with attached barn and shippon ideal for further development if required subject to planning. This impressive site is surrounded by open countryside and glorious views and also comes with a private woodland area extending to approximately 6 acres. Internal viewing is a must to appreciate the size and setting.

The Laithe is a fantastic property set in a rural secluded position yet accessible to all local amenities. Accessed via a private road and part gated farm track. This property is unique and retains many character features. The property has undergone major upgrades in recent years including new biomass heating system, fully re-roofed and the addition of solar panels. B4RN broadband is connected.

The Property offers accommodation over two floors briefly comprising; Generous living kitchen with solid fuel stove and French doors to garden, utility area with pantry store, modern ground floor shower room and spacious hallway with study area and access to the barn. Upstairs there are two double bedrooms, with the master bedroom having dual aspect windows enjoying the superb views and multi fuel stove. Also a good size bathroom with freestanding bath, pedestal wash hand basin and w.c.
Planning permission has previously been granted to extend into the barn but this has now lapsed. The attached barn extends to 51' 0" x 18' 7 " with the lean to Shippon measuring 65' 1" x 16' 9". Both buildings offer huge potential and have electrics installed. The shippon also has lighting and water.

Externally there's ample parking to the front of the property for several vehicles and lovely walled cottage garden to the side with super views across open countryside. There is also approximately 6 acres of woodland, located just down the field to the rear of the property with vehicular access. Viewing is highly recommended to appreciate this superb property.

The market town of Bentham is approximately 4 miles from the property with a thriving community and a range of shops and amenities including doctors, primary school, pubs, cafes and auction mart. Communication links are good with a railway station on the Leeds - Carnforth line, a bus service to Lancaster and Ingleton and the A65 is approximately 4 miles away and junction 34 of the M6 only 12 miles.
