Margerison Road, Ben Rhydding, Ilkley, LS29
An outstanding period family home offering characterful and elegantly proportioned accommodation complimented by lovely mature gardens, an impressive leisure suite and a convenient, yet surprisingly private setting, from where there are lovely far reaching aspects across the valley.
Porch; welcoming reception hall with elegantly rising staircase; lovely living room and adjacent dining room – both with splay bay windows and open fires; well appointed breakfast kitchen; garden room; cloakroom; wc and pantry. Extensive basements. Six first floor bedrooms – four doubles – including a principal with en-suite and separate dressing room off. Two further bathrooms and wc. Substantial leisure suite with heated indoor pool, sauna spa and steam room. Gym/office with fantastic views – a wonderful place to work or exercise. Mature landscaped gardens and second driveway leading to a double garage.
Built for a long established Bradford textile family in the early 1920's, Rockwell dates from a period of elegance and style – the core property enjoying lovely spacious proportions with many of the rooms retaining period features including charming Yorkshire Rose and Scottish Thistle plasterwork to the reception hall (reflecting the origins of the original owners). The house was significantly extended in the 1990's with the addition of a very impressive leisure suite – a wonderful relaxation area enjoying aspects onto the principal gardens and incorporating a gym/study with lovely aspects across Wharfedale.
Rockwell is entered through a generously proportioned reception hall which sets the tone for much of the accommodation. Beyond are two very generous reception rooms – both featuring splay bay windows – whilst to the rear a well equipped breakfast kitchen, with French doors to the rear garden, connects the main house with the leisure suite. There is also a garden room and a characterful cloakroom to this level. Typical of the period there are substantial basements, and these provide very extensive and practical storage as well as housing the property’s boiler room/laundry.
The first floor provides six bedrooms – the majority of which are doubles, each enjoying aspects either onto Rockwell’s gardens or lovely far reaching views across Wharfedale towards the woodland and hills above Middleton. The principal suite incorporates both a dressing room and an en-suite bathroom, whilst two further bathrooms serve the balance of the bedroom accommodation.
Ben Rhydding is set towards the eastern side of Ilkley, and is very much a community in its own right. Central amenities are only a few minutes walk from Rockwell and include everyday shops, a couple of restaurants, a primary school and even a ‘metro’ railway station from where there are frequent services throughout the day into the local cities of Leeds and Bradford.
Ilkley itself is well known for its bustling central shopping area, busy social round and excellent range of social amenities including the Winter Gardens, and a comprehensive range of sports clubs. The town is blessed with a highly regarded secondary school although there is private schooling for children of all ages within comfortable daily travelling distance. Main roads connect with business centres as far apart as Harrogate, East Lancashire and the West Yorkshire conurbation, and Leeds Bradford International Airport is just some 12 miles or so distant. There are regular services throughout the day to London Kings Cross from Leeds station.
TOWN & COUNTRY PLANNING
The current owners of Rockwell have undertaken a feasibility scheme to investigate the possibility of developing the lower garage site. Architects drawings show a three bedroom property could be accommodated on this area, however no formal planning application nor approach to the local planning authority has been made.
From our office in the centre of town proceed past the railway station onto Bolling Road. Continue ahead towards the centre of Ben Rhydding and immediately before the Parish Church turn right onto Margerison Road. Continue for a couple of hundred yards or so and the driveway leading to the front entrance of Rockwell will be seen to the left hand side.
