Marriotts Barn stands on the edge of the village of Hetton and enjoys magnificent views to the southeast across open countryside towards the dramatic Rylstone Fell. The wonderful countryside which surrounds the community offers many an opportunity for beautiful walks as well as cycling and other rural pursuits.
Originally a traditional agricultural barn the property has been thoughtfully converted to create versatile, well proportioned accommodation – well suited to the needs of a family or those seeking a high calibre retirement home within an unquestionably desirable village setting. The layout is such that there remains potential to further develop the accommodation within and above the existing garage space – subject to any necessary consents.
The living space is entered through a galleried reception hall with a broad glazed screen and a sweeping return staircase leading to the first floor. To the ground floor there are two principal reception rooms – both of which have lovely aspects over the property’s south easterly facing garden, and from the living room French doors open into a conservatory which provides a very pleasant sitting area. Tucked away to one side of the hall is a delightful study having its own independent access from the outside, whilst to the other side of the property there is a well proportioned breakfast kitchen as well as a cloakroom and spacious boot room/utility. The latter interconnects with the property’s integral double garage which is particularly well proportioned.
To the first floor Marriotts Barn provides four good bedrooms – a principal bedroom with en-suite shower room off as well as very useful eaves storage; a guest bedroom has its own en-suite bathroom; whilst the two other bedrooms share the house bathroom. From the guest suite a doorway leads into an attic/hobbies area which has obvious potential to further enhance or extend the existing accommodation - subject to consents.
To the outside the property has the advantage of lovely gardens – predominantly laid to lawn but with well stocked flower borders. At the foot of the garden are a pair of charming store places. The driveway sweeps in from the access lane and provides an expansive area of parking as well as access to the property’s integral double garage.
Hetton is one of the Yorkshire Dales’ best known village communities, set just some 4 miles or so to the north of Skipton, and within a mile or so of Cracoe. The larger village community of Gargrave is also just a short drive away. Hetton is home to the renowned Angel Inn, whilst at Cracoe local amenities include a well used village hall, primary school, a farm shop and the Devonshire Arms public house. There is well regarded secondary schooling within the area, including Skipton Girls High and Ermysteads Grammar School, whilst private schooling for children of all ages is within comfortable daily travelling distance. For the commuter the road network from Skipton provides excellent links with business centres as far apart as Harrogate, the East Lancashire conurbation, Leeds and Bradford. From Skipton’s railway station there are frequent services throughout the day into Leeds and Bradford – and from the former there are also regular onward connections to London Kings Cross. An international airport is just some 25 miles distant.
Mains, electricity, water and drainage are installed. Domestic hot water and heating is provided by an LPG gas fired heating and hot water boiler.
From Skipton take the B6265 towards Grassington and on entering the village of Rylstone turn left immediately before the duck pond towards Hetton. Continue to the T junction on the edge of Hetton village and turn left towards the centre, passing The Angel Inn on the right hand side. After a couple of hundred yards the road splits. Take the left hand fork towards Gargrave and Marriotts Barn will be seen to the left hand side. Take the lane down the left hand side of the property and then turn right on to the private driveway / parking area.
