Full Management Service Rent Collection Service Let Only Service

Many landlords choose our Full Management Service which includes all the benefits of our Let Only service listed above, plus the following additional elements;

  • Regular visits to the property and report to the landlord
  • Arrange the mandatory annual gas safety inspections
  • Arrange for general repairs or maintenance to be carried out
  • Act as managing agent including compliance with statutory obligations
  • Negotiate tenancy renewals or re-market if the tenants decide to vacate

Our Rent Collection service is perfect if you are able to look after your tenants and their day-to-day enquiries, but require us to look after the financial and administrative aspects of being a landlord. This service includes all the benefits of our Tenant Finding service plus these additional elements;

  • Advise/introduce tenants to a utility management company
  • Notify Local Authority regarding responsibility for Council Tax
  • Collect the rent and forward as soon as is reasonably possible, less fees
  • Prepare monthly rent statements outlying income and expenditure
  • Monitor rent payments and adopt a standard arrears procedure if needed



This is a Tenant Finding service only, suitable for the more experienced landlords who are confident in dealing with all tenancy matters including the Landlord and Tenant Act 1985 (as amended 1988), and the Gas, Electric and Fire Regulations. This arrangement includes the services below;

  • Visit to the property to appraise and advise on expected rental levels
  • Professionally market and promote the property, including on, Rightmove and On The Market
  • Arrange and attend appointments with prospective tenants
  • Negotiate offers to secure the most appropriate tenancy terms
  • Deal with tenancy applications including guarantors if appropriate
  • Prepare a Tenancy Agreement for signature and collect the first months rent
  • Collect the deposit under the Tenancy Deposit Scheme Regulations
  • Arrange an Inventory if required, and Schedule of Condition
  • Arrange the return of the deposit on expiry of the tenancy, as appropriate
