A Grade II listed six-bedroom village home, which dates back more than 300 years, is on the market with Dacre, Son & Hartley for the first time in 30 years.

The Old Hall at Carlton Husthwaite provides 4,600 sqft of living space and is full of period features. Sales manager, Dan Rice, from Dacres in Ripon, said: “The Old Hall offers a unique opportunity to buy a grand, historic home in a desirable village, set in stunning rolling countryside, between the market towns of Easingwold and Thirsk.”

With late 17th Century origins, The Old Hall was originally built on the site of older dwellings by the Kitchingman family and is referred to by Nikolas Pevsner in the North Riding volume of his ‘Buildings of England’ series.

Seller, Hugh Cawley, said: “My mother and father bought The Old Hall when they retired from their GP practice and spent many happy years there. It has such a rich history, and the official schedule of listed buildings refers to it as a manor house with unusually high-quality internal fittings. The main highlight is the oak room, which has a grand fireplace and magnificent panelling, believed to have been refurbished by a highly skilled craftsman who was trained by Robert Thompson.

“History, aside, the Old Hall is a wonderful home, with high ceilings and light-filled rooms. Outside the ornamental lawns and flowering borders are screened by walls and hedgerows and a raised stone flagged terrace is the ideal place to sit and relax. You can also access the oak room from there. We also have vegetable and fruit gardens along with useful garden stores and outbuildings, so it’s a typically English garden.”

Dan added: “The Old Hall benefits from recent, substantial investment, and the replacement of its clay tiled roof. This was a significant project that will benefit the property for many years to come.”

With handsome brick elevations, The Old Hall has oil fired heating and enjoys a commanding setting on the western outskirts of a sought-after North Yorkshire village. Dan added: “The Old Hall is set within walled grounds amounting to just over one third of an acre and enjoys a high level of privacy. It’s an ideal family home, that throughout its 300-year lifespan, has been well cared for. With lots of individual period features that have been carefully retained, another standout feature is the turned oak staircase which dates back to the late 17th century.”
The Old Hall has a welcoming entrance hall with a guest cloakroom that leads to three impressive reception rooms. There is a large breakfast kitchen with an oil-fired AGA, a large pantry, utility room and other ancillary stores, as well as a range of basement rooms and a wine cellar.

The principal bedroom has its own ensuite and three further double bedrooms are served by a house bathroom. Dan added: “On the second floor there are two further rooms ideal for teenage occupation and two substantial, undeveloped roof voids crying out for the creation of additional bedroom space.”

The Old Hall is on the market for £950,000; view it here. For further information, call the Ripon office on 01765 605 151.
