Dacres Guiseley has successfully sold two properties within the same private estate in Rawdon, in just two weeks. Both properties sold for 97% of their asking price and achieved a record sale price for the exclusive Larchwood development in Rawdon’s Cragg Wood Conservation Area.

Richard Hare, who manages Dacre, Son & Hartley’s Guiseley office, said: “The former Baptist College off Woodlands Drive, Larchwood consists of 28 individual and stunning properties. Set within a seven-acre estate, with extensive communal gardens including the lawned ‘Golden Acre’ garden, woodland, plenty of secure parking and a tennis court.
“We sold Number 15 Larchwood first. The three bedroom semi-detached home has been architecturally designed internally, and is immaculate throughout. With a delightful sitting room that has French doors leading out to the garden and contemporary dining kitchen, it has plenty of appeal.

“We then sold The Old Coach House to a buyer who had also viewed Number 15. It is a truly beautiful home that cleverly combines modern and contemporary living styles, with a host of traditional features including exposed stone walls and stable doors.

“We are absolutely delighted with the outcome for both the vendors and buyers. There have been other properties at Larchwood for sale for almost two years, but our proactive approach, direct contact with buyers on our waiting lists, and local knowledge helped us to achieve speedy and successful sales.”
