A former farmhouse and barn that have been skilfully renovated to create an attractive four bedroom detached home and two-bedroom barn conversion, are now for sale for the first time in 25 years.

Hilltop Farm is on the market with Yorkshire estate agent, Dacre, Son & Hartley, for £675,000. Hilltop Farm enjoys an enviable location in the picturesque village of Hillam, close to Monk Fryston. The former farmhouse has been part of Hillam's historic street scene since the early 19th Century.

Owner, Graeme Byers, said: “Elements of some of the outbuildings date back to the 1700s. Over the years the smallholding grew, with outbuildings, a barn, farmhouse, and land all set within this pretty conservation area. The land was sold off in 1995 for a small number of new-build properties to be built and we bought Hilltop Farm in 1996. We set about restoring and upgrading the buildings making sure we preserved their heritage.”

Mr and Mrs Byers undertook a comprehensive restoration programme which showcases the character and authenticity of the buildings, whilst creating a modern family home and separate two-bedroom barn conversion. Graeme added: “We knew how important it was to remodel, extend and refurbish Hilltop Farm considerately, in line with the village’s conservation area conditions, preserving its character and the attractive Yorkshire stonework, which is over 200 years old.
“In the main house we installed central heating, re-wired and decorated throughout, as well as investing in new high-end bathrooms and a modern kitchen. We also transformed the former farmyard into a central courtyard for parking, as well as creating an attractive landscaped garden with lawns, seating areas and ornamental borders at the back of the barn. We then turned our attention to developing the barn, as we did not want to lose it to the elements, and it had deteriorated considerably over the years. We felt that we could stay true to the original design whilst creating something very special, which is why we retained the original oak roof beams, solid oak windows and large glazing panels at the front elevation.”

Director, Paul Baxter from Dacre, Son & Hartley, said: “Graeme and Jayne have really maximised the potential of the house and its neighbouring barn. The result is a welcoming period family home with the valuable benefit of a high-quality barn conversion ideal for guests, dependant relatives or home working space. It also has the scope to deliver potential rental income.

“The farmhouse boasts a choice of period style reception rooms, a spacious breakfast kitchen and a rear hall with boot room, whilst a luxury bathroom connects with a stunning family room that has a vaulted ceiling and bifold doors opening onto a sun terrace. Four family bedrooms are served by a stylish first floor shower room.

“The detached barn provides high quality stand-alone accommodation featuring a superb sitting room, a full depth dining kitchen, two first floor bedrooms and a shower room. In addition, there is a neighbouring former stable with additional development potential and a reconstructed workshop or potential gym, with an attached garden room.”

Graeme added: “Many people in Hillam have lived here for a long-time, whilst others are new to the village, attracted by the welcoming community, the rural setting and the accessibility to major commercial centres. It takes less than 10-minutes to drive to both the A1M and the M62, and local train stations can be easily reached at South Milford and Sherburn. We have an active football and cricket club and a pub that acts a hub for many village events. The neighbouring primary school, open fields and plentiful footpaths all have great appeal for families and people wanting a quiet village lifestyle. We have really enjoyed bringing up our children here, but plan to move back to Scotland now that we have retired.”
