Landlord Checklist

1. Arrange for Dacre Son and Hartley to visit your property and provide you with general lettings advice
2. Complete DS&H Lettings paperwork and return
3. Terms of Business - sign
4. Property and Landlord information form - complete and sign
5. Forward two copies of identification
6. Apply for Mortgage Lenders consent to let
7. Apply for Leaseholders consent if applicable
8. Obtain an Energy Performance Certificate prior to marketing of the property
9. Notify Buildings/Contents insurance company
10. Apply for tax exemption certificate if moving overseas
11. Advise DS&H of utility companies and Council tax band
12. Obtain Gas Safety Record
13. Obtain electrical appliance and wiring safety certificates
14. Check all furniture to be left at property is fire compliant
15. Carry out any re-decoration or necessary repairs
16. Label consumer unit, water stop tap etc.
17. Compile Tenant guide to include instruction booklets, local information etc.
18. Arrange re-direction of your mail via the Post Office
19. Clean property throughout including kitchen, bathroom and carpets
20. Ensure garden is neat and tidy
21. Ensure Gas, Electric, Water and central heating system are turned on
22. Ensure alarm codes and instructions are left
23. Provide meter readings to utility companies
24. Provide DS&H with three full sets of keys
