DEMAND OUTSTRIPS SUPPLY ACROSS NORTH YORKSHIRE

NORTH YORKSHIRE is currently experiencing a shortage of property that is available to buy and rent according to the region's leading independent estate agent Dacre, Son & Hartley.

The company is seeing demand for high quality property outstrip supply at its offices in Harrogate, Wetherby, Ripon, Knaresborough and Pateley Bridge and is also reporting increasing numbers of investors returning to the property market in the region.

Sandra Wright, Senior Associate at Dacre, Son & Hartley and head of the company's Harrogate office, says: “Whilst the property market still has some way to go to make a full recovery well-presented properties that are priced realistically are selling. Our transaction figures across North Yorkshire are double what they were for the same period in 2008 and more tellingly, the number of sales falling through are half what they were last year.

“Last month we even had a couple of properties sell as soon as they went on the market which demonstrates that there are buyers out there waiting for the right properties to come up for sale. The problem now is a shortage of well-priced homes to feed their appetite so now is a great time for anyone, that may be considering putting their property on the market, to contact us and arrange a valuation.”

David Phillip, Director who heads Dacre, Son & Hartley's Lettings Division and offers specialist advice to the company's property investor clients, adds: “The rentals market remains extremely buoyant and in many areas we are letting properties as soon as we begin marketing them. This is certainly the case across North Yorkshire where we are urgently seeking more properties to let.

“Our lettings and property management division is expanding in-line with this increase in business. As a result we have now created a dedicated lettings team in Ripon to support our existing North Yorkshire teams in Harrogate, Wetherby and the Nidd Valley.”

David continues: “Investors are also now being enticed back to bricks and mortar by the extended low interest rates which provide an ideal opportunity to borrow money cheaply and invest in the buy-to-let market rather than leaving all their eggs stagnating in the bank. A lot of parents are also taking the same view and using savings to help their children take advantage of deflated property prices and start climbing the ladder.”
