Background
Dacre, Son & Hartley has a long standing relationship with the medical profession. We offer a full range of services, both practical and consultancy for an increasing number of specialist lenders, medical practices, NHS Trusts and specialist developers. The range of expertise includes valuations; sales and acquisitions; lease negotiations; development advice; sale and leaseback advice; investment; disposal; acquisition and Property Management. Our specialist healthcare department is headed by David Ogilvie who has significant experience in the sector. He was a member of the RICS Working Party on the preparation of Guidance to Valuers for the new RICS Red Book, and is an inaugural member of the Primary Care Premises Forum.
Valuations
We are one of the leading specialist valuers in this sector, operating throughout the UK and are the preferred valuers for a number of specialist lenders. We undertake a variety of valuations including the following:-
- Secured lending valuations for banks and specialist lenders
- Valuations for partnership purposes
- Valuations for notional rent
- Valuations for sale and acquisition
Over the last twelve months we have valued in excess of £150 million of medical centres.
Development Advice
Dacre, Son & Hartley have provided development advice in respect of a number of new medical schemes, most of which have been doctor lead. These schemes have varied in value from £500,000 to £8 million.
We have also provided specialist advice to a number of developers on schemes with an end value of in excess of £25 million.
In this area we provide a full service including site acquisition, agreeing heads of terms with occupiers, negotiating rents with the District Valuer, and assessing the financial viability of a scheme.
Investment Sales & Acquisitions
Dacre, Son & Hartley are involved in advising a number of specialist investors and doctors in respect of medical centre investment sales and acquisitions.
We have in recent years sold or acquired in excess of £60 million of medical centre investments. This recently included the acquisition of a portfolio of a value in excess of £45 million.
We have a number of active investors looking to acquire medical centre investments, either new build or on a sale and leaseback basis.
NHS LIFT
We have been actively involved in NHS LIFT and this has included a range of work as follows:-
- Advising PCT's on land acquisition and the sale of older surgeries
- Assessing LIFT bids
- Providing specialist advice to banks and funders for secured lending purposes in respect of LIFT schemes
- Disposal of surplus LIFT properties
Property Management
Over the last five years, Dacre, Son & Hartley have expanded the Property Management Department to take on the management of specialist healthcare property. Many new medical centres are sophisticated buildings, and the ongoing management of the building is critical. Our specialist department has considerable experience acting for Landlords and Tenants and helps solve the myriad of problems associated with managing such facilities.
